No Tax Savings - No Fees
Our property tax services are free for you if CCI does not save you money. CCI will check the assessment valuation of your hotel to see if you are over-assessed, and there is no charge. If you are over-assessed and CCI is able to get the assessment reduced, we will take a percentage of the tax savings which can be paid when you pay your tax bill.
This is an excellent service and there is no downside for your hotel, and no hidden fees. We either save you money or you pay us nothing. However, in some states there are minimal filing fees that are required if we appeal your value, and in a few states an attorney must file which will incur legal fees. Also, in some situations, particularly with larger hotels, it may be important for us to visit the assessor, and the hotel would pay the travel expenses, if they opt to have us visit.
If we determine that you are not over-assessed, you will at least have the assurance of knowing that a valuation expert, who specializes in hotels, has determined that you are fairly assessed. For more information on the process, here is how it works.
Is Your Hotel Paying Too Much in Property Taxes?
With vacancies up and income down at many hotels, the market value has decreased, but assessors are often either slow to reduce assessed values, or not aware that they should be reduced. Hotels are not like other real estate - their value depends on the income they can produce, but often assessors value them using what is known as the Cost Approach, which values the building without consideration of the income it produces. However, even many hotels with consistent income have declined in value because real estate values have fallen.
We will do the research to determine if you are over-assessed and it will cost you nothing if you are not. We have valuations experts with many years of experience to check your value. And the company president, John Lifflander, ASA, is a Certified General Appraiser who is licensed in multiple states and has appeared before many tribunals for complex valuation disputes. His experience includes working as an administrative law judge for property tax appeals for the Oregon Department of Revenue. He is also the author of many publications that are used by assessors.
